Barcelona rentals: brief for 5 Nov 2026
Barcelona’s scan shows 2,004 flats and 6,403 rooms: flat supply is down 13% week-on-week while rooms are up 7%, and the median flat rent is down 2% to €2,067/month. Median rooms are €730/month, and 85% of rooms with a listed date are not free today. The city now has power to regulate seasonal and room rentals, while fraud risks and housing-focused political pressure remain in view.
Barcelona gains power to regulate seasonal and room rentals
Barcelona’s planning change allows the council to regulate seasonal and room rentals. Future rules could prohibit, limit or restrict them by district, neighbourhood or building. Temporary use would only be justifiable for work, medical, study or similar reasons.
Check whether any future city rule applies to your building or area before relying on a seasonal listing.

Mossos arrest pair over alleged rental scam targeting young people
Mossos arrested a 20-year-old woman and a 31-year-old man, alleging they defrauded 21 young people of more than €13,000. Police say tourist-flat ads at about €300/month led to cash first-month and deposit payments of €450–€800 under false contracts.
Be wary of unusually cheap listings and independently check the offer and contract before handing over money.

Catalan Parliament backs 11 November housing-focused general strike
Catalonia’s Parliament approved an institutional declaration backing the general strike called for 11 November. The call seeks measures for housing access and to contain price rises; the declaration urges urgent anti-speculation policies and action from the Generalitat.
The vote signals political pressure around housing, but it does not itself set new rental conditions.
