Barcelona rentals: brief for 3 Nov 2026

Barcelona’s live furnished market is uneven today: 1,942 flats and 6,176 rooms are listed, but 85% of rooms with a listed date are not free today. Median asking rents are €2,075 for flats and €730 for rooms; flat supply is down 16% week on week while rooms are up 4%. Catalonia’s seasonal and room-rent pricing law is in force, while a newly approved Barcelona planning change could enable area-based limits on non-habitual use.

Seasonal and room rent price law is in force in Catalonia

Catalonia’s law regulating prices for seasonal rentals and rooms has been in force since December 2025. In the second quarter of 2026, seasonal-rental contracts fell 40.2% year on year; Barcelona’s price rise was 0.5%, with an average of €1,140.

Check the contract type and price terms before signing, and keep the listing and written offer.

Barcelona planning change could limit seasonal lets by area

Barcelona’s Urban Planning Subcommittee approved a PGM modification designed to preserve habitual residence. It distinguishes permanent housing from seasonal and tourist rentals and could allow non-habitual uses to be prohibited, limited or restricted where housing stock is insufficient.

Availability could vary by area if further measures follow. Verify the property’s permitted use before paying.

BEI plans €495m Catalonia public-housing financing agreement

The BEI is expected to sign an agreement with the ICF in the coming days to allocate €495 million to expand Catalonia’s public-housing stock with 5,000 new homes.

This is announced future financing, not immediate rental supply. Do not base a near-term search on it.

Speculative-home purchase bill will not proceed as originally agreed

A Catalan bill to prohibit speculative home purchases will not advance in its original form or on the terms agreed in July. Government amendments would let councils authorise seasonal or tourist use if they justify sufficient habitual housing; a vote is expected in December.

This remains a pending proposal. Treat current contract rules and the property’s actual permitted use as the relevant checks.
