Barcelona rentals: brief for 22 Oct 2026
Barcelona has 2,094 flats and 5,965 rooms in our scan, with median asking rents of €1,984 and €730/month. Room listings are up 2% on last week, but 90% of rooms with a listed availability date aren't free today. Catalonia's proposed restrictions on newly purchased homes remain under negotiation, while a Barcelona eviction case highlights the risks of paying through an intermediary.
Catalan draft targets seasonal and room rentals in newly purchased homes
Catalonia's revised proposal would require newly purchased homes to serve as habitual residences, not tourist, seasonal or room rentals, without limiting how many flats buyers could acquire. It includes exceptions for renovations or eviction proceedings. The text is not final.
If you're looking for a seasonal let or room, follow the negotiations: this proposal is not an enacted restriction.

Eivissa processes proposed €4.2m penalty for illegal tourist letting
Eivissa's mayor said the council was processing a proposed €4.2 million penalty for illegal tourist letting, not a final sanction. He also reported 99 homes inspected between June and August, 14 reports issued and seven homes sealed.
This concerns tourist letting in Eivissa, not Barcelona seasonal rentals. Don't treat the proposed penalty as a final sanction.
