Barcelona rentals: brief for 21 Oct 2026
Our scan shows 2,082 flats and 5,936 rooms in Barcelona, with median asking rents of €1,998 and €730/month. Room listings are up 5% this week, but 90% of rooms with a listed date aren't free today. idealista reports shrinking permanent and temporada supply year-on-year, with temporada accounting for 57% of listings. Reported tenant protections still face parliamentary validation, so don't assume announced changes are guaranteed.
Temporada makes up 57% of Barcelona's shrinking rental supply
idealista's study reports that Barcelona's permanent-rental supply fell 22% year-on-year and temporada supply fell 37%. Despite that decline, temporada increased its share of rental listings to 57%, from 51% in the previous quarter.
Check the contract type before arranging a viewing: a temporada listing may not match your need for a permanent home.

Decree report flags fee protections for temporada and room renters
A lawyer quoted by idealista says the decree bars charging agency management and intermediation fees to temporada and room tenants. The report also says increases between successive temporary contracts cannot exceed IRAV. It cites 12 November for still-pending parliamentary validation.
Ask for an itemised fee breakdown and check the decree's current status before relying on the reported protections.

Housing decree vote remains unconfirmed; funding announced
La Vanguardia says validation could be on 12 November, but the session is not yet convened. The decree includes an eviction moratorium, whose current force the report does not establish. Ministers announced €180m for housing in stressed areas across several regions and €45m for university residences.
Don't count on the announced funding to produce a Barcelona rental option: no local allocation is specified.

Madrid court upholds lease termination after subletting consent withdrawn
The Madrid Provincial Court upheld lease termination after tenants kept offering a room on Airbnb despite withdrawn consent. The article says LAU Article 8.2 requires written permission for partial subletting. The court held withdrawal must not be arbitrary, must respect good faith and be communicated.
Before taking a sublet room, ask to see the landlord's written permission and check whether it is still current.

Supreme Court allows limited withholding of large-landlord identities
In a Catalan landlord-data case, the Supreme Court upheld restricting access to certain companies' identities where disclosure increases squatting risk. Objective evidence of a reasonably foreseeable risk is required; abstract concern is insufficient. Other information remains accessible.
Public records may not reveal every large landlord's identity. Ask who the contracting landlord is before signing.
