Barcelona rentals: brief for 10 Oct 2026

Barcelona has 2,756 flats and 5,541 rooms listed, up 1% and 8% on last week. The median flat is €2,109/month, down 2%, while the median room is €730/month; 91% of rooms with a listed availability date aren't free today. Reports detail rental protections, but Catalan News says Congress rejected two housing decrees: verify current applicability rather than assuming the reported changes cover your contract.

Reported rental changes target future temporada and room contracts

elDiario.es reports a two-year extension on request for eligible contracts ending before 31 December 2028, with exceptions. For future contracts, it says temporada rentals need proof of a temporary stay and room rentals will fall under the LAU; those changes do not apply to current contracts.

Ask how your contract is classified and what evidence supports a temporary stay. Verify applicability before assuming you can extend it.

Updated rent calculator covers reported freeze and 2% cap

Europa Press says the Housing Ministry updated its rent calculator. It reports restrictions on annual updates through 31 December 2027: rents above the local Serpavi ceiling remain frozen; at or below it, the agreed increase is capped at 2%.

Use the ministry calculator to check a proposed annual increase, and confirm the restriction still applies to your contract.

Barcelona's proposed tourist-flat IBI surcharge awaits final approval

EL PAÍS reports committee approval of a proposed 50%–150% IBI surcharge on tourist apartments, not final approval. Definitive ratification is scheduled for December. If approved, it would first accrue on 31 December 2027.

This is a proposed property-tax surcharge on tourist apartments, not a new cap on your rent.

Thousands march for housing; tenants' union calls for November strike

Europa Press reports around 3,000 protesters in central Barcelona according to the Guàrdia Urbana, or 15,000 according to organisers. Sindicat de Llogateres spokesperson Carme Arcarazo called for participation in a general strike on 11 November to defend housing rights.

If arranging viewings around the strike date, confirm appointments and check local updates before travelling.
