Barcelona rentals: brief for 3 Oct 2026

Barcelona remains costly and difficult for immediate movers: our scan shows median rents of €2,159/month for flats and €739 for rooms, while 93% of dated room listings aren't available today. Congress rejected the housing packages, so their proposed protections should not guide contract decisions as current law. Seasonal rentals dominate advertised supply, while the conventional rental index excludes them.

Congress rejects housing decrees, including indefinite rental contracts

Congress rejected the government's housing decrees with votes from Junts, PP and Vox. The decree containing proposed indefinite rental contracts lost by 184 votes to 166. Junts' proposed rollback of flat and room rental regulation was not approved.

Don't assume an indefinite contract is now guaranteed. Check the duration and renewal terms in any rental offer.

Temporada requirements, room caps and extensions fall with rejected package

The rejected package proposed documented reasons for temporada contracts, room-rent caps in stressed markets and extensions on existing terms for contracts expiring before 31 December 2028. Do not treat this rejected package as current law.

If your contract is ending, don't plan around the rejected extension. Confirm your options before committing to a move.

Seasonal rentals exceed 70% of Barcelona's advertised supply

In the article's Idealista analysis, seasonal rentals exceed 70% of Barcelona's advertised supply. Their median asking price per square metre is 14% higher than for primary-residence rentals, but property characteristics and locations differ.

Compare similar homes in the same area. The seasonal price gap is not a like-for-like premium.

Barcelona rental index dips annually—but excludes temporada

Idealista reports Barcelona city rents at €20.1/m², down 0.8% year-on-year. Across the province, prices rose 1.6%. The index excludes seasonal and holiday rentals, so it does not measure the temporada market.

Use this as a conventional-rental benchmark, not as evidence that temporada flats have become cheaper.

Collboni recalls tourist-flat plan targeting around 10,000 homes

Collboni recalled the announcement to eliminate tourist flats in 2028, aiming to return around 10,000 homes to residential use. This is an announced plan, not a completed conversion. He also lamented Congress's rejection of the housing decrees.

Don't count the announced homes as available rental stock when planning your move.

National rent map tracks existing contracts, not today's listings

EL PAÍS estimates rents rose more than 30% since 2015 in 97% of census sections analysed across Spain—not Barcelona alone. The ministry data cover existing primary-residence rentals. Idealista prices, by contrast, are asking prices, not agreed rents.

Check what a rent statistic measures before using it to set your budget: existing contracts, asking prices or temporada.
