Barcelona rentals: brief for 30 Sep 2026

Barcelona has 3,179 flats and 20,329 rooms in our hourly scan, with median monthly rents of €1,900 and €750 respectively. Yet 96% of rooms with a listed date aren't available today, so headline supply overstates immediate options. Reported seasonal-rental changes warrant attention, but proposed automatic renewal is not yet published in the BOE.

Proposed automatic rental renewal is not yet published in the BOE

The article says the decree providing automatic rental renewal has not yet appeared in the BOE, so it is not a rule already in force. A separate, already published decree includes rental extensions until December 2028.

Don't plan your stay around automatic renewal yet; check the published text and your contract's expiry date.

Proposed rent freeze targets rents above the reference index

The announced decree would freeze annual increases, including inflation-linked rises, for rents above the reference index. Rents below the index could rise by no more than 2% until the end of 2027.

If you receive a rent-increase notice, check the reference index and the final published rules before budgeting for it.

Illa announces €25 million fund for people threatened with eviction

Salvador Illa announced a €25 million fund to assist vulnerable people facing eviction. Under the planned measure, authorities could buy their home so they could remain there. This is an announcement, not an existing entitlement.

If you face eviction, ask housing services about currently available support rather than relying on the announced fund.
